Why do sellers need a Home Information Pack?

When homes are put on the market for sale, the government stipulates that a Home Information Pack has to be created. The contents of the Pack give information about the property that before was only available to a potential purchaser once an offer had been accepted and they had started to run up a solicitor’s bill.

The major components of the HIP are the title deeds, current searches on the property, a Property Information Questionnaire and an Energy Performance Certificate.

Under current regulations the Pack must be created BEFORE marketing commences.  The local searches may take up to 28 days to arrive in the Pack, but the title deeds, Energy Performance Certificate, Property Information Questionnaire and Sales Statement must be in place before any details of the property can be released to the public. When the Home Information Pack is ordered through us, marketing can usually commence 48 HOURS LATER.
