EPC

 Our EPC fee is ONLY £75. For an EPC on an annexe the fee is £40 if carried out at the same time.  
     
 

Rental EPC

 

 

 All properties leased out for residential lettings require an EPC on the first change of tenancy after October 2008.  Currently this EPC will be valid for 10 years.  We provide a service to LETTING AGENCIES by offering a special rate for volume orders.  Edwards Inspections also offers PORTABLE APPLIANCE TESTING on furnished properties undertaken at the same time as carrying out the EPC.  
     
  Structural Survey

Home Condition Surveys – fees from £275.  This survey is for the BUYER of a house or flat.  Be wise - check out the property you will be living in.  The survey is through SAVA, the Surveyors and Valuers Accreditation, and is covered by their insurance.

  
     
  HIP

     * This price is for a registered, freehold property in Cornwall.  It may be necessary to add £50 for an unregistered title and £33.50 for leasehold properties. For a paper copy add £11. .  
         
    Extra searches (for example a chancel search or environmental search) are available if wanted, to create a “sale ready HIP”.
